Being Referenced by Advanced Rent
Your landlord or letting agent uses Advanced Rent to conduct their pre-tenancy reference checks to determine an applicant’s suitability before accepting them onto a tenancy. We have a proven track record of processing references promptly and accurately. When the reference has been started, an email will be sent to you with a link to our referencing forms outlining the information we need to start our checks.

As part of our referencing process, we will check the following:

A soft credit check to look for any adverse credit, such as bankruptcy, County Court

Judgments (CCJs) and insolvencies.

Previous names and undeclared addresses

A reference from the employer that will be paying your wages for the duration of the tenancy

A reference from your most recent landlord or letting agent

Collection of supporting documents
If you have any reason you believe you will not pass our referencing process do not panic. It is best to contact the landlord or letting agent right away to declare any potential issues so they can determine how best to proceed. Failure to disclose these things will result in a decline and may mean you lose a portion of your holding deposit.
How long will the referencing process take?
The average turnaround time for referencing applications is 48 hours however this is heavily dependent on how quickly you provide us with the information we require to fulfil our referencing process and how long it takes your 3rd party referees to supply us with the supporting information.
